HOA board members are volunteers. They are neighbors who signed up to serve their community, not to become tax experts. Yet associations face genuinely specialized rules: an annual federal filing choice between Form 1120-H and Form 1120, the Georgia Form 600 requirement, dues that must be tracked and reported to homeowners, and the constant, uncomfortable question of who is watching the money. When records are unclear, board meetings get tense and homeowner trust erodes.

At The Hubbard Accouting Firm, we prepare financial statements and provide insights your board can act on with confidence.

The Hubbard Accounting Firm is located in Cartersville, GA, serving homeowners associations, condominium associations, and community organizations across Northwest Georgia — Bartow, Cherokee, Cobb, Paulding, and Floyd counties. Kyle Hubbard, CPA is a CAI-Georgia Educated Business Partner, and association work is a core focus of our practice, not a sideline.

One boundary defines everything we do: we never take custody of association funds and never hold signing authority. Your board controls the money; we provide the independent monthly picture of it — a separation that protects the association and every volunteer on the board.

Please note: Financial statements are prepared based on information provided by management, and management remains responsible for their accuracy and completeness. Our preparation engagements do not include an audit, review, or compilation, and we do not express an opinion or provide any assurance on the financial statements.

HOA and Condominium Association Services We Offer

Monthly HOA Bookkeeping & Bank Reconciliation

Every operating and reserve account reconciled monthly, dues and assessments tracked, and expenses categorized against your budget — delivered as a board-ready packet. Because we never control association funds, the reconciliation is an independent monthly check on the money that no one inside the transaction flow can provide.

HOA Financial Statement Preparation

Clear financial statements prepared under AR-C Section 70 professional standards, in a format volunteer board members and homeowners can actually read. Know your operating position, your reserve balances, and your budget-to-actual picture at every board meeting.

HOA Tax Returns

Federal Form 1120-H (or Form 1120 when it saves more) and Georgia Form 600, prepared and filed on time. We evaluate the Section 528 election every single year — it must be made annually — so your association's dues and assessments stay out of taxable income.

Annual Financial Reporting

A year-end financial package for your annual homeowners meeting: full-year results, reserve activity, and plain-English notes that answer homeowner questions before they're asked. Transparency that builds trust — and makes board transitions painless.

Budget Support

A board-ready annual budget built from your association's actual history: realistic dues modeling, planned maintenance, insurance and utility trends, and reserve contributions. We'll present it to the board and help you explain it to homeowners.
